Fenman House Kings Cross: Smart apartments in the centre of London

On former industrial wasteland in the heart of the city of London, a spectacular new apartment building has risen from the ashes – as a symbol of the post-modernist transformation of the entire area. Surrounded by a wealth of new buildings, businesses and green spaces, Fenman House is an elegant addition to the skyline of the evolving Kings Cross. London-based architecture studio Maccreanor Lavington designed this luxurious high-rise with the principles of mid-century architecture in mind.

A highlight in the new Kings Cross

Fenman House contains 75 smart apartments, each of which comes with its own private balcony or terrace, while the ground floor houses a reception lobby and a number of business units. Across its 14 floors, dark metal detailing and generously proportioned double windows break up the traditional brick façade of Fenman House.

In spite of its streamlined architecture and functional design, the striking Kings Cross building is not lacking in elegance or aesthetic appeal. The custom interiors were designed by none other than renowned interior architects Johnson Naylor.

Form follows style: Smart apartments with classic charm

In the airy spaces between the light walls and floor-to-ceiling windows of each apartment, a sophisticated mix of materials combines mid-century chic with the modern look and feel of the new Kings Cross area. In the kitchens, metallic fixtures, brass accessories and wooden stools complement the natural stone worktops and white oak units. The wooden flooring creates a warm and welcoming atmosphere. In the bathroom, natural stone tiles work beautifully with the high-quality fittings, open shelving and illuminated mirrors.

Modern comfort as the cornerstone of Fenman House Kings Cross

The interior architects who designed the smart apartments put as much thought into technology and user experience as they did into aesthetics. From the dimmable lighting and blind control to door communication and energy management systems, the intelligent building technology is designed for maximum comfort. Gira is one of the leading manufacturers whose products were selected to complete the smart technology ensemble at Fenman House. Using the Gira app, residents can remotely control and monitor all of the functions of their electrical systems – including programming individual lighting scenarios, viewing camera footage from their door intercom on their mobile device, and checking energy consumption data.

Sensors in the thermostatically controlled underfloor heating system regulate the temperature so that the floor doesn’t overheat. In the bathrooms, smart ventilation and climate control technology is automated using a timer and a presence sensor. Residents can also control the lighting and heating using the Gira touch switches fitted in every room; other functions can be configured via the central touch-screen panel.

The smart apartments at Fenman House are not only a symbol of the exciting metamorphosis of Kings Cross as a place to live, work and play, but also serve as an example of how cutting-edge building technology can be used to enhance quality of life.
